Full text: HERITAGE ASSISTANCE PROGRAM SAINT AUGUSTINE'S CATHOLIC CHURCH BEPAIR OF MAIN ROOF SUMMARY The project was to conserve the main slate roof of the 1907 St. Augustine's Church. The Project was completed in late 1991 and cost $181,675.31. The project is being assisted by a $60,000 Community Rate Loan. AIM OF THE PROJECT The aim of the project was to replace the 'badly damaged slate roof of the 1907 St. Augustine's Church. The roof had been a cause for concern because: water entry was damaging internal finishes (in particular the vaulted pressed metal ceiling); water was affecting suspended electric light fittings; and loose slates had been falling into a laneway below which is used by members of the public. BACKGROUND WORK The conservation work to the slate roof was a high priority item identified in a program of works contained in a Conservation Plan for the St. Augustines Church precinct by McDonald McPhee Pty Ltd, conservation architects. The conservation work was described in a brief schedule of works defining the extent of the work for tender purposes as follows: 1) Replacement of the original badly weathered slates with Welsh Penryn Slates to C?riginal detail. 2) Replace oregon battens as required with new oregon battens. 3) Replace badly damaged sections of half round copper gutter. 4) Repair timber eaves lining boards and rafter ends. 5) Replace split and weathered flashings at gable ends and back gutter to tower. 6) Repair copper rainwater heads and downpipes and remove all ferrou8 components. 7) Restore missing and damaged downpipe astragals. THE REFERENCE FOR ALL WORK ON THE ROOF REPAIR CONTRACT WAS THE ORIGINAL FABRIC OF THE BUILDING ITSELF, WHICH PROVIDED ALL THE EVIDENCE REQUIRED ON WHICH TO BASE DECISIONS ABOUT THE WORKS. THE OVERRIDING PRINCIPLE FOR THE PROJECT WAS TO RETAIN ORIGINAL FABRIC TO THE GREATEST EXTENT POSSIBLE. ORIGINAL FABRIC WAS ONLY REPLACED IN CASES WHERE ITS DETERIORATION WAS SUCH THAT IT CREATED A THREAT TO THE OTHER SIGNIFICANT ELEMENTS OF THE BUILDING. THE CONSERVATION WORK WAS SCHEDULED AND TENDERS WERE INVITED FROM CLASSIC ROOFING PTY LTD AND A & D STANLEY, SPECIALISTS IN SLATE ROOFING. CLASSIC ROOFING PTY LTD WAS AWARDED THE CONTRACT ON A FIXED LUMP SUM BASIS UNDER THE RAIA/MASTER BUILDERS SBW1 CONTRACT. WORK UNDERTAKEN The work undertaken was as described above. During the course of the project it was found necessary to undertake the following additional works: 1) Replace the copper ridge capping which was an inappropriate selection of material and detailing for a slate roof and had worked loose, letting water in. A lead ridge capping was installed adopting the traditional concealed fixing details with lead holding down straps. 2) Additional lengths of guttering on the north face were fabricated where the original was seen to be badly split when the scaffolding permitted safe access to this area. 3) The roof ventilation lanterns were tied down more securely to the roof purlins to increase their stability in high winds. 4) Badly split sections of gutter outlet which had no overlaps to permit soldering were replaced. 5) Decorative cast iron eaves brackets were found to be very insecurely screwed to walls and rafter overhangs. All brackets were removed and stored for re- erection at a later date when brickwork repainting and repair is undertaken. THE ROOF WORKS WERE CARRIED OUT UNDER THE OVERSIGHT OF BRIAN McDONALD OF MCDONALD MCPHEE PTY LTD. COSTING The total cost of the conservation work was $181,675.31, of which the owner will contribute $121,675.31, the balance to be met by a $60,000 loan under the NSW Heritage Council Community Rate Loan Program. The final contract sum of $181,675.31 includes: Supply of slates $68,620.00 Scaffolding $36,200.00 Contingent variations described under Work Undertaken $15,407.31 The balance represents the labour and materials quoted in the fixed lump sum tender price. DURATION OF PROJECT The project took six weeks which included a one week extension of time for wet weather and additional works. FUTURE WORKS This roof repair work was part of an overall works program and was preceded by repair of the slate roof to the bell tower and other repairs to the masonry fabric and interior of the bell tower. Now that the roof is repaired the Church will be able to undertake other necessary conservation works in the future including: 1) Internal repainting. 2) Removal of redundant internal electrical conduit, wiring and light fittings. 3) Repointing and repair of exterior brickwork. 4) Repair of windows, including carved gothic sandstone surrounds and leadlight glazing. 5) Repair of cement render cappings and finials to east and west gables. 6) Reinstatement of cast iron eaves brackets. 7) General repainting of the exterior joinery and previously painted metal work. OTHER CONSERVATION WORKS ARE PLANNED FOR THE OTHER BUILDINGS IN THE PRECINCT AS FOLLOWS: 1848 CHURCH The main priorities are: repair of the slate roof (using slates salvaged from the 1907 Church Roof); repair of gutters and downpipes; stone repair and repointing; external joinery repainting; rectifying causes of rising damp -including removal of impervious paving and garden beds at the base of the walls. 1927 PRESBYTERY Works required are: repairs to the tiled roof; replacement of weathered verandah floor boards; replacement of rusted gutters and downpipes; general repairs to exterior joinery and windows; general external repainting. The Church has already carried out Conservation Works to the badly weathered and leaking south facing living room ~nd dining room windows with its own f4nds.
